What does the vacant staging process look like for me?

Once you contact us for a vacant stage and we have gathered all the information we need, we will send you a proposal for your approval. This will include the rooms to be staged, pricing and terms of the staging. Unless the home is a new build or has gone through extensive renovations, we can do this site unseen through a quick questionnaire. After we have received a signed contract and 50% deposit, we will schedule a staging date and then preview the home for measurements. Staging installation is typically completed in one day and then your home is ready for pictures!

What do I need to do to prepare for the stage?

All construction, repairs and cleaning must be completed prior to the stage. Staging should always be the last step in your pre-listing process right before photos are taken. Electricity and plumbing must be functioning. Please make sure the home is vacant and there will be no one there on staging day. The only time you will need to be present at the property with us is if the home is not on Supra or a lockbox and you need to let us in.

Can I select the furniture that you will be using in the home?

The furniture that we select for each home is based on the style, the demographic of potential buyers, the layout of the home, what inventory we have available and to some extent the list price. We value your input on your vision for the home, but staging is not design. We have been trained to choose pieces that appeal to the most buyers and highlight the positives of the home. How much notice do I need to provide for a vacant stage?

The earlier the better! We recommend reaching out at least 10-14 days before you would like to go live to make sure you get a staging date that works best with your schedule. Securing a date is also dependent on when we receive the deposit, so please keep that in mind. Occasionally we may be able to work you in with less notice.

What is the duration of the rental of staging furniture?

Our contract length is 60 days or until the sale of the home, whichever comes first. After 60 days, there is a month-to-month prorated contract if needed. We need 7-10 days notice in order to move out before closing.

How much does it cost to stage?

Staging costs are based on square footage, rooms to be staged and the list price of the home. Our vacant staging services start at $2,000. All of our stages include these rooms: entryway, dining room, kitchen, living room, primary bedroom, primary bathroom and powder bathroom. We are happy to stage other rooms at an additional cost. There is also a delivery fee with each stage and this can vary based on distance from our warehouse.
